Are Expired or Withdrawn Listing included in the RETS feed?

  • retag add tags

When I try to pull information for an expired listing there are 0 records returned. For example this listing with MLS number 4461944 is listed in Paragon with a status of EX and an updated date of 11/27 but no Expired Date.

resource: Property, rclass: RE_1, query: (L_ListingID=4461944)

Your account's profile does not currently allow access to expired listings. You would need to contact the MLS and have them grant access.

This is the answer from NEREN

"Expired and Withdrawn listings are not included in feeds for anyone who handles IDX. Typically, when a listing is no longer in the feed, it is removed from the site. This would apply for all statuses not in the feed including Terminated as well."

Someone at Paragon might want to suggest to NEREN that essentially they're requiring us to pull the full list of listings, or at least the full list of MLS numbers every time in order to determine which listing need to be removed. A more efficient method in terms of bandwidth and demand on Paragon's servers is to pull only listings that have been updated since the last pull and include in that update those expired, withdrawn or terminated listings. Then we can take appropriate action to remove those from our local database.

Although it sounds like an easy solution to include other status values. There are other changes that can effect whether a listing is included. For example: Listing or office is excluded from IDX or sold date is past the allowable value.

If you do decide to pull listingIds to determine which ones need to be removed. I would suggest that you limit it to once or twice a day to limit server load. NOTE: Make sure to check for errors so you don't unexpectedly remove valid data.

I guess that's my point exactly. It's not really a matter of "If" because we have to remove expired listings from the site some how or we're not in compliance and this is currently the only way to do it. Pull all MLS numbers in the Feed.

Thanks.
