When I used your query as you show I get no records returned too. But if remove the extra spaces in your query, I get properties returned. Must be treating them as values starting with a space.

OK so make sure there are no empty spaces between the values.

Yes. I would remove all leading and trailing spaces from the values.

What RETS URL and account name. (NO PASSWORDS PLEASE). Always need to provide this because many vendors pull from multiple MLS systems.
